Lefferts Manor Historic District — like all the other late-nineteenth century developments in Brooklyn, the form of this development was dictated by the urban grid, which had been legally mandated for the city in 1869. Nevertheless, Lefferts provided a plan (effective through restrictive covenants on each lot sold) that would, in a variety of ways, distinguish the subdivision from its immediate surroundings and enhance its character as an exclusive enclave. Minimum size and value of residences, the placement and orientation of houses, outbuildings and fences on individual lots and — most important — the number of families permitted to occupy each lot were all detailed in the covenants. The Fredonia Commons Historic District was the nucleus of the village when it was settled in the first decade of the 19th century. Its buildings, while historic in terms of the growth and development of the area, also present a remarkably complete record of changing architectural tastes.
The Chautauqua Institution began in 1874 as a Methodist Sunday School teachers assembly and became one of the most popular educational institutions in America, often offering innovative secular programs before schools of higher education accepted similar ideas. Founded at a time when there was a demand for education across the land, the summer school became a year-round program and, in addition, a forum for the discussion of public issues. When, in time, the arts and music were added to the programs, a new chapter in American cultural history was begun. All of this was carried out in a wooded area on the shore of Lake Chautauqua in a district which retains a remarkable degree of architectural integrity, particularly the fanciful wooden cottages of the end of the 19th century.
